Located on the South Branch of the Chicago River in the McKinley Park neighborhood, the new Cougle Foods Warehouse Plant spans 37,680 sf, featuring precast panels and a storefront window wall system. The interior includes dry and freezer storage, loading docks, a processing room, office space, and a staff breakroom. Two parking lots accommodate trucks to the south and employee parking to the north.

A publicly accessible riverfront path and park area, bordered by green space, will connect to Ashland Avenue. The park will feature landscaping, trees, lighting, and potential connections to nearby parks. Open 24/7, the path enhances community access.

Stormwater management is integral to the site, with groundwater directed to on-site bioswales for filtration before discharging into Bubbly Creek. Roof water, considered clean by the city, will be regulated before entering the river.
