Project Description

Merchants Terminal Corporation (MTC), one of the largest Cold Storage Warehousers in the Washington-Baltimore Metroplex, had made the decision to expand their warehouse operations into the Columbia, Maryland area, one of the fastest growing communities on the East Coast.  The first phase was a Cold Storage Distribution Warehouse of 123,000 square feet.  Second phase was an addition of 118,000 square feet. 

Due to provisions made in the initial Phase I design, the central ammonia refrigeration system was able to accommodate all of the low temperature expansion with only three additional Frick screw compressors providing a total of 775 tons of refrigeration

Despite the logistic problems associated with maintaining the Phase I Warehouse operation during construction, UISC was able to complete the Addition with seven months of ground breaking.

At over 5,350, cubic feet of refrigerated storage, Merchant’s Terminal Corp., Jessup, is one of the largest Cold Storage Warehouses in the Washington-Baltimore Metroplex.

  • A 9,500 square foot, +40°F Loading Dock with overhead pallet storage, 15 dock levelers, and a drive-in truck ramp
  • Phase II added a 6,400 square foot, +40°F Loading Dock with overhead pallet storage and 12 dock levelers
  • An 8,600 square foot Battery Charging/Engine Room with seven Frick screw compressors providing a total refrigeration capacity of 535 tons
  • A 10,600 square foot, +35°F Cooler with a clear height of 28’-0” and an additional 15,200 square foot addition in Phase II
  • A 66,000 square foot, -10°F Freezer with a clear height of 29’-0” and a 79,400 square foot, -10°F Freezer with a clear height of 28’-0” in Phase II
  • A 3,800 square foot, -30°F Blast Freezer divided into four cells capable of freezing 80,000 pounds of boxed meat within 36 hours
  • A 7,900 square foot, -20°F Ice Cream Freezer with a clear height of 28’-0”, with an additional 12,000 square foot added in Phase II
